Below Market Interest Rates
There are several ways in which we can offer homebuyers below market interest rates. The two most common are made possible through The Community Reinvestment Act of 1977 and various government bond programs.
1. Community Reinvestment Act
The Community Reinvestment Act of 1977 allows many home buyers to enjoy below market interest rates. Unfortunately, many home buyers are not aware of this program. Basically, this Act requires lending institutions to offer mortgages in “low income areas”. To help meet this requirement, lenders offer the incentive of below market interest rates. The areas that may qualify for below market interest rates in and around Austin are found on the CRA Assessment List page. In Austin, the list of zip codes found on the CRA Assessment List is quite long. You'll find zip codes on this list that cover areas such as Allendale, Bryker Woods, Hyde Park, Rosedale, Tarrytown, and Travis Heights to name a few. Many would not consider these areas as “low income”, but they are on the list nonetheless.
2. Government bond programs
Various government institutions offer and or subsidize bond programs. The State of Texas offers a great bond program which you can obtain through us.
There are other ways to qualify for below market interest rates, but these are the most common.
